Thoughtful architectural intervention reimagined this summer home by prioritizing natural light, outdoor living and contextual sensitivity of the coastal location to create a sophisticated retreat.


This summer residence represents a thoughtful architectural transformation of a traditional Cape Cod property. Located in a quiet neighborhood, the 4,200-square-foot home sits on a half-acre lot. The original house faced north, limiting natural light and views. In a bold design decision, the new home was completely flipped on the site to capitalize on southern exposure, creating a more inviting and light-filled living environment. This intentional repositioning not only maximized daylight throughout the interior spaces but also established the foundation for the home’s recreational amenities and outdoor living areas.
The home’s design emphasizes integration with its coastal New England setting while introducing contemporary functionality. Upper roof dormers were strategically positioned to channel additional natural light deep into the interior spaces. These dormers enhance the home’s vertical presence while maintaining neighborhood compatibility. The interior layout is carefully defined, with glass partition shelving distinguishing transitions between rooms while preserving a sense of openness. On the exterior, weathered pre-dipped shingles are paired with a traditional cedar shingle roof, creating an authentic Cape Cod aesthetic that will weather naturally in the coastal environment. A bluestone terrace provides an elegant outdoor entertaining space and serves as a sophisticated transition between interior and exterior living areas.
Understanding that the property lacks direct oceanfront or bay access, the design team created a compelling alternative with a swimming pool strategically positioned on the south side of the home. This placement takes full advantage of optimal sun exposure throughout the day while creating a private, resort-like atmosphere for the summer residence.
The home’s transformed orientation and enhanced features maintain a respectful scale and character within the established neighborhood context. The design successfully balances contemporary improvements with traditional Cape Cod vernacular, ensuring the residence sits comfortably among its neighbors while establishing its own distinctive presence.
